Filing with the county

We have not yet checked how this county takes exemption filings. Rather than guess at a link, we will say plainly that we do not know it yet — your county property appraiser's office can tell you, and filing with them is always free.

The deadlines that apply

These are set by Florida statute and apply in every county, including this one.

Exemption applications — March 1. Homestead, portability and every other exemption. Miss it and the exemption generally applies the following year instead.

TRIM notice — mailed in August. Your Notice of Proposed Property Taxes. Check the just value, the assessed value, and that every exemption you hold is listed. It carries your own petition deadline, and that printed date governs.

Petition to the Value Adjustment Board — 25 days after the TRIM notice. A short window, and it starts when the notice is mailed — not when you open it. There is a filing fee, usually $15.

Your petition window

MIAMI-DADE County has published a 2026 petition deadline of September 18, 2026.

What our screen read in MIAMI-DADE County

889,635 parcels read on the 2026P roll. 63,917 appear owner-occupied with no homestead exemption on that roll.

The mailing-address comparison this screen depends on reads normally in this county. A record with no exemption is not proof anyone qualifies — rentals, second homes and company-owned houses look the same on a roll. The count is a floor, not a ceiling. How we calculated this →

Our comparable-sales analysis does not run in this county yet, so we can read the record but cannot tell you what nearby qualified sales say about the assessment.

The rate this county levies

12.3450 total millage.

Estimated using Miami-Dade's total millage of 12.3450, Florida Department of Revenue databook, 2025; this year's rate is set in September. County-wide levies only, so a city or special-district rate may apply on top.
