Filing with the county

homestead.coj.net — files the homestead application (DR-501) and the portability transfer (DR-501T) together, in one session.

Phone: (904) 255-5900

Email: [email protected]

Office: 231 E. Forsyth Street, Suite 260, Jacksonville, FL 32202

Duval currently directs portability-only filers — anyone transferring a benefit without a new homestead application in the same session — to call or email rather than use the online form. Submission is accepted by email, by fax, or by mail to the address above.

Route verified 2026-07-28. Filing with the county is always free, and you never need us to do it.

The deadlines that apply

These are set by Florida statute and apply in every county, including this one.

Exemption applications — March 1. Homestead, portability and every other exemption. Miss it and the exemption generally applies the following year instead.

TRIM notice — mailed in August. Your Notice of Proposed Property Taxes. Check the just value, the assessed value, and that every exemption you hold is listed. It carries your own petition deadline, and that printed date governs.

Petition to the Value Adjustment Board — 25 days after the TRIM notice. A short window, and it starts when the notice is mailed — not when you open it. There is a filing fee, usually $15.

Your petition window

We do not have a confirmed 2026 petition deadline for DUVAL County.

The window is 25 days after the TRIM notice is mailed, and the date it closes is printed on your notice. Counties do not mail on the same day, so there is no statewide date we could give you instead — we would rather say we do not know it than send you to a window that has already closed.

What our screen read in DUVAL County

404,023 parcels read on the 2026P roll. 25,899 appear owner-occupied with no homestead exemption on that roll.

The mailing-address comparison this screen depends on reads cleanly in this county. A record with no exemption is not proof anyone qualifies — rentals, second homes and company-owned houses look the same on a roll. The count is a floor, not a ceiling. How we calculated this →

The rate this county levies

17.6599 total millage.

Estimated using Duval's total millage of 17.6599, read from the county's own adopted 2025 rate; this year's rate is set in September. General Government excluding the Beaches and Baldwin. Atlantic Beach, Jacksonville Beach, Neptune Beach and Baldwin levy their own rates in addition to a lower general-government rate.
